Septic Questions We Hear Often
How do I know if my septic is failing?
Common signs include slow drains across multiple fixtures, sewage smells in the yard or near the tank, soggy or unusually green spots over the drainfield, sewage backing up into the lowest drains in the house, and gurgling sounds in the plumbing. Systems older than 20 to 30 years are also at higher risk of drainfield failure regardless of visible symptoms. If you’re seeing any of those, call us for an assessment.
How long does a replacement take?
Most standard replacements take a week or less from permit approval to backfilled and operational. Complex systems and lakefront installs can take longer when soil conditions or engineered drainfield designs are involved. You’ll get a clear timeline in the written quote.
Do I need a permit, and who handles it?
Yes. Every septic install or replacement in Kootenai and Bonner Counties requires a Panhandle Health District permit. The application itself is straightforward enough that most clients submit it directly to PHD to save the extra fee, and we walk you through exactly what to include. On our side, we handle the technical work behind the application: site evaluation, system design, and inspection coordination. If you’d rather not deal with the paperwork at all, we can submit on your behalf as a paid add-on.
Why concrete tanks instead of plastic?
Concrete tanks last 30+ years with proper maintenance and hold up to ground shift, root intrusion, and the moisture conditions found on lakefront lots. We spec concrete on every install because it’s the system that’s still working when the property changes hands.
Can I add a bedroom or ADU without upgrading my septic?
Almost never. Idaho calculates septic capacity by bedroom count, and adding a bedroom, finishing a basement room, or building an ADU almost always triggers an upgrade requirement. Call us before you finalize plans. We’ll save you the trouble of a denied permit.
Do you also pump septic tanks?
We don’t pump, but we work closely with Little Stinker, a long-trusted septic pumping service in North Idaho. We refer all our clients to them for ongoing pumping and routine maintenance, and they refer their replacement and install work to us. You’re in good hands either way.
